Who an EICR is for, and how often
The right interval depends on the property and how it is used. If you are not sure where you stand, send us the details and we will tell you plainly.
-
Landlords & agents Every 5 years (England, private rented)
A legal duty, not a recommendation
By law, privately rented homes in England need an EICR at least every five years, shared with tenants.
- Report before a new tenancy begins
- Access arranged around tenants
-
Homeowners Around every 10 years (general guidance)
Peace of mind, or before you buy
Advised roughly every ten years — or sooner when buying, extending, or if the wiring is old.
- Older wiring and fuse boards assessed
- Priorities explained, not upsold
-
Commercial Typically every 5 years (risk dependent)
Fixed wire testing for premises
Intervals depend on your premises and insurer. We phase testing so you can keep trading.
- Out-of-hours testing where needed
- Documentation for insurers
Intervals above are general guidance and the legal position differs across England, Scotland and Wales. Tell us your property type and we will confirm what applies to you.

Inside the inspection
What actually gets checked
An EICR mixes a close visual inspection with instrument testing. These are the six areas we work through on a typical property.
-
01
Consumer unit & protection
The board’s condition, its protective devices, and RCD protection where it’s needed.
Inspected -
02
Earthing & bonding
The main earth, and bonding to gas and water pipes — a common finding in older homes.
Inspected & tested -
03
Insulation resistance
Every circuit tested for worn or damaged insulation that could cause shocks, trips or fire.
Tested -
04
Loop impedance & RCD times
Faults must clear fast enough, and RCDs must trip within their set times.
Tested -
05
Accessories & fittings
Sockets, switches and lights checked for damage, scorching and loose terminals.
Inspected -
06
Cabling & previous work
Cable condition and protection, and any DIY or non-compliant changes.

What the codes on your report mean
Anything we find gets one of four codes. Here’s what each one means for you — and which ones fail a report.
SatisfactoryNo C1, C2 or FI — only C3s, or nothing at all.
UnsatisfactoryAny C1, C2 or FI on the report.
Most urgentLeast urgent
-
C1 Fails the report
Danger present
Someone could get hurt right now.
We make it safe on the day wherever we can.
Example: a damaged socket with live parts you can touch.
-
C2 Fails the report
Potentially dangerous
Not dangerous yet, but it could become so.
Needs putting right urgently.
Example: a circuit with no earth connection.
-
FI Fails the report
Further investigation
Something couldn’t be fully checked on the day.
Needs a closer look without delay — often the cheapest code to sort.
Example: a circuit that couldn’t be traced to its origin.
-
C3 Doesn’t fail
Improvement recommended
Not unsafe — just not up to today’s standard.
Your choice: C3s on their own never fail a report.
Example: no RCD on an older circuit that met the rules when it was installed.

How it works
From booking to certificate
Four straightforward steps, with no surprises in the middle.
-
01
Tell us about the property
Property type, rough age, number of fuse boards and your postcode. That is usually enough for a firm price.
-
02
Inspection & testing
We work circuit by circuit, isolating the supply in stages and recording every test result as we go.
-
03
Your report, explained
You receive the full report and a walkthrough of anything coded — what it means, how urgent it is, and what it would take to fix.
-
04
Remedial work, if needed
Anything that needs putting right is quoted separately and prioritised. No pressure to do the optional items.

EICR questions
Before you book
The questions we are asked most about inspections. If yours is not here, call or send the form.
How much does an EICR cost?
A domestic EICR starts at £69 for a studio, then £89 for one bedroom, £99 for two, £109 for three, £119 for four and £129 for five or more. One fuse board is included; each extra board is £50. Non-domestic EICRs are priced by the number of circuits, from £140, and PAT testing starts at £59. Every price includes VAT, the inspection, the testing and your report, with no call-out fee, and you see the final price before you pay. If the report identifies remedial work, that is quoted separately and itemised.
How long does an EICR take?
For an average home, often two to four hours. It depends on the number of circuits, how accessible the wiring is and what we find along the way. Larger or multi-board properties take longer, and we will tell you what to expect when we book.
Will the power be off the whole time?
Not the whole time, but the supply does need isolating for parts of the testing. We work in stages and can plan around things like home working, freezers or medical equipment if you tell us in advance.
Do I need to be at the property?
Someone needs to provide access, but it does not have to be you — we regularly work with tenants and agents. We do need access to the consumer unit and, ideally, to every room so that accessories and fittings can be checked.
What happens if my report is unsatisfactory?
It means one or more items were coded C1, C2 or FI. We will explain each one, tell you how urgent it is, and give you an itemised quote for putting it right. Anything immediately dangerous is made safe at the time wherever possible. You are never obliged to use us for the remedial work.
How long is an EICR valid for?
The report itself recommends a date for the next inspection. For privately rented homes in England that is at least every five years; owner-occupied homes are generally advised around every ten. A change of occupancy or significant alteration can bring that date forward.
Is an EICR the same as a landlord safety certificate?
People often use the phrases interchangeably. The EICR is the report on the fixed wiring that satisfies the electrical safety duty for rented homes. It is separate from a gas safety check, and separate again from PAT testing of plug-in appliances.
